What are floorplan services?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Property taxes

Property tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more square footage than you own! Unless an appraiser has recently performed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A floorplan service can ensure that you're paid fair market value for your home. Square footage is one of the biggest factors potential buyers examine when purchasing a house — but since these values are frequently approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make sure that your client's property sells at a price that accurately reflects true market value, we recommend requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested because they can see the layout and features of the house before and after touring.
